DSCR Investor Loans

5 to 8 and 9 unit short term rental DSCR loans

Can I finance a 5 to 9 unit short term rental?

Yes. I finance 5 to 9 unit properties used as short term rentals on a DSCR loan, investment only, in 37 states. I qualify the property on its rental income, not your tax returns.

Who I arrange this financing for

I review cabin clusters, small multifamily properties with a mix of units operated as short term rentals, and multi-unit beach or lake properties. Small motel conversions are not included. I confirm the property classification and unit count before moving forward.

How I document the rental income

I review 12 months of platform or property manager statements when the property has rental history. On a purchase, I can review a projection report. I check the documentation and income calculation program by program.

I explain the AirDNA purchase approach on my Airbnb loans and short term rental financing page.

What I check first

I check zoning, local STR permits for each unit, insurance and management. I also review association restrictions and whether the intended rental use is allowed at the address.

I ask how bookings, cleaning, maintenance and guest turnover are managed, because I need a clear picture of the operation.

LLC or personal name

In Montana, the loan closes in an LLC. In most of my other states, an LLC or your personal name works. I review the entity documents and title setup before planning a closing.

Why I compare programs as a mortgage broker

I compare programs because many financing programs will not count short term rental income on properties with five or more units. I review your property's use and documentation before recommending a fit. My DSCR investor loans guide covers the broader investment property review.

My closing average

My average closing is 12.4 business days. That is an average, not a guarantee.

Send me your property

I need the address, unit count, intended rental use and available rental history or projection report. Send me those details and I will review the options.

Frequently asked questions

Can a 5 to 9 unit short term rental qualify for a DSCR loan?

Yes. I finance 5 to 9 unit investment properties used as short term rentals in 37 states. I review the property's rental income rather than your personal tax returns, subject to the program and property review.

Can I use a projection report on a purchase?

I can review a projection report on a purchase. I confirm how the program accepts and calculates projected income before relying on it.

What rental history should I send?

I ask for 12 months of platform or property manager statements when rental history is available. I review the full period, not just the strongest month.

Does every unit need to allow short term rentals?

I check zoning and local short term rental permits for each unit intended for that use, along with any association restrictions.

Does the property have to close in an LLC?

In Montana, I close the loan in an LLC only. In most of my other states, I can arrange an LLC or personal name closing.

Does this include a small motel conversion?

No. I am describing residential investment properties such as cabin clusters, small multifamily properties operated as short term rentals, and multi-unit beach or lake properties. Small motel conversions are not included.
