Maine USDA Loan
Maine USDA loans, made for the way Maine actually lives.
A surprising amount of Maine qualifies as USDA eligible. That means zero down, low monthly mortgage insurance, and a great fit for small towns and rural areas.
All loans subject to credit and underwriting approval. Not all applicants will qualify. Rates, terms, and program availability are subject to change without notice. Does my Maine town qualify for a USDA loan?
A large part of Maine qualifies for USDA financing, which is one of the few true zero down programs available. USDA loans are backed by the U.S. Department of Agriculture for homes in eligible rural and many suburban areas, and a surprising number of Maine towns are eligible. There are household income limits by area and the home must be in an eligible zone, so the first step is checking your specific address and income against the current maps. I close USDA loans across Maine and can tell you quickly whether your target town and budget fit. As a broker I compare USDA against FHA and conventional so you choose with the full picture. Send me the address you are considering and I will confirm eligibility.
Zero down
100% financing on eligible properties. Save your cash for the move and the moose-proof fence.
Most of Maine qualifies
USDA eligibility maps cover way more of Maine than people realize. We'll check your address in two minutes.
Income limits, not credit gymnastics
USDA has household income caps by county, but the credit guidelines are usually friendly.
How USDA works in Maine
USDA loans are guaranteed by the US Department of Agriculture's Rural Development program. The property has to be in an eligible area (most non urban Maine zip codes qualify) and your household income has to fit the cap for that county. If both check out, you can buy with $0 down.
What's the catch?
There's an upfront guarantee fee and a small annual fee (similar in spirit to mortgage insurance, but usually cheaper). Property must be your primary residence. No income producing farms. The home itself needs to be in safe, livable condition.
Pairing with first time buyer programs
USDA can stack nicely with state level down payment and closing cost help. We'll see what's available for your specific scenario.
