VA construction on family land: case study

Can I use a VA loan to buy a home in Maine?

Yes, if you are an eligible veteran, active duty service member, or qualifying surviving spouse, I can review a VA loan for your primary home in Maine. I review your service eligibility, the property and your purchase timing before recommending a path.

12.4 business day average to clear to close

My average from loan submission to clear to close is 12.4 business days. That's an average, not a promise. Your timeline depends on your file, the appraisal and title, but when you need speed, I can move fast.

Maine property review

I look at the home, its condition and the documentation needed for an eligible purchase.

Certificate of Eligibility

Your service and entitlement are confirmed before discussing property and timing.

Moving from Maine

If you are buying elsewhere, review how an existing Maine home affects your move.

Start with the Maine home

For a purchase around Portland or South Portland, I ask about the home's condition, the closing date and whether the offer leaves enough time for a property review. Older Maine homes may have heating, roof, water or septic questions that are easier to address before contract deadlines arrive. I explain how much house you can buy with a VA loan, and why a VA or FHA loan for an investment property has occupancy rules. If you want to build, read who qualifies for a Maine one time close and how one family built with VA on family land in Maine. Moving south? See my Florida VA loan page. If you are wondering about cash at closing, read my guide to the VA loan down payment.

For a home farther inland or on a private road, confirm access and how maintenance is handled. I look at the actual address and proposed use rather than assume eligibility alone settles the property question.

Confirm service and entitlement

Bring your Certificate of Eligibility if you have it. If not, I can help you understand the steps to request it. Previous VA use can affect available entitlement, so tell me about a current VA mortgage before making an offer on another home.

A Maine purchase while planning a move

If you own a home here and are considering Florida, I want to hear through whether you intend to sell, keep or rent the Maine property. An eligible VA purchase is for a primary residence. The Maine to Florida relocation guide covers timing and ownership questions that arise before a move.

Funding fee and other closing questions

A VA funding fee may apply, while certain eligible clients are exempt. I review your status and the file rather than assuming the fee applies to everyone. Ask about seller concessions, appraisal timing and any work the property may need before closing.

What I need to review

Tell me where in Maine you want to buy, whether you have used your VA benefit before and what you know about the property's condition. This information is general education, not a loan offer or a commitment to lend. Call or text me at (207) 615-7770 to talk through your own file.

Quick checklist

  • Review the Maine property's condition

Frequently asked questions

What should I check on an older Maine home?

Ask about heating, roof condition, water, septic and any private road access. The property review depends on the actual home and your proposed purchase.

Do I need a Certificate of Eligibility before calling?

No. Bring it if you already have one, but I can review the steps to request it and review your service history before you write an offer.

Can I use my VA benefit again in Maine?

It may be possible. Existing VA financing and available entitlement matter, so tell me what you own now and I will review your situation before suggesting a path.

Can I buy in Florida while I still own a Maine home?

Possibly, if the new home meets the VA primary residence requirements and you qualify while carrying any existing obligations. I will review what you plan to do with the Maine property.

Can a non veteran assume a VA loan?

Yes. A non veteran buyer can assume a VA loan if they qualify with the loan servicer. The seller's VA entitlement stays tied to that loan unless the buyer is an eligible veteran who substitutes their own.

Can you buy land with a VA loan?

Not vacant land by itself. A VA loan can cover the land when it comes with the home you buy, or when you are building a home on it to live in.
