Buying land in Maine
Maine land loans for buying land and building your home
Most people searching for a Maine land loan want to buy a lot and build a home on it. The cleanest way I do that is a one time close construction loan that covers the land, the build and the permanent mortgage in one closing.

How a land loan works in Maine when you plan to build
If you are shopping for land loans in Maine because you want a home built on the lot, I start with the whole project. The land price is only one part of it. Site work, the house, utilities and the builder's schedule need to fit the same budget.
A one time close loan brings the land purchase and construction together with the permanent mortgage. Funds for approved construction are released as work is completed and documented. I review the builder and the proposed finished home before you depend on the financing.
For a primary home, I compare FHA one time close construction, VA construction for eligible buyers, USDA construction in eligible areas and conventional construction financing. FHA, VA and USDA are primary home programs. A second home needs a program that allows that use, so I review conventional options.
My Maine new home construction loan guide explains builder review and the construction process. Tell me whether you plan to live in the home or use it as a second home before choosing a lot.
All loans are subject to credit and underwriting approval. Not all applicants will qualify. Program terms and availability can change. This page is for general education and is not a loan offer or a commitment to make a loan. Travis Penny, NMLS ID #1649161, is a mortgage broker with Vision Mortgage, LLC, NMLS #1286953. Already own the land?
Equity in land you own can often count toward the down payment on a construction loan. Not everyone will qualify. I need to see who owns the parcel, when it was acquired and whether there is a loan against it.
Bring the deed, any current balance and the builder's proposed plans. The appraisal and program rules determine how the land fits. An estimated value from a listing is not the same as the value accepted for your loan.
If the land belongs to a family member, tell me before anyone transfers it. I can review the proposed ownership and financing path first.
Buying land with no plan to build yet
Standalone raw land loans are hard to find and usually come from local banks with larger down payments. A construction loan is not a way to hold an empty parcel indefinitely. It needs a real building plan, a builder and a timeline.
If you are not building soon, I will tell you on the first call whether I can help or where to look. I do not want you applying for a construction mortgage when you only want the land.
A land loan in Maine also needs a careful look at the parcel itself. Buying a lot does not establish that you can build the house you have in mind.
What makes Maine land harder
A wooded lot or a camp parcel can look straightforward in a listing and still need a lot of work. I want these questions answered before the budget is treated as final.
- Septic and soil test. Confirm whether the lot can support the proposed wastewater system and where it will go.
- Water. Check whether there is public water or a well, and include any required well work in the plan.
- Road access. Legal access and year round use both matter. For a private road, bring the recorded access and maintenance agreements.
- Survey and boundaries. A survey or plot plan helps identify the parcel, setbacks and the proposed building location.
- Shoreland zoning. Near a lake, river or coast, confirm the rules that apply to the lot and the proposed work with the town.
- Camp lots. Seasonal access or limited utilities can change whether the planned property is suitable for a mortgage.
A permanent home needs a workable site, not just a place to put a building. My Maine camp and lake house financing guide covers the property checks for camps. I review the actual address and proposed use rather than assuming every camp lot will qualify.
Investors building rentals
Building a rental is a different file from building your own home. My ground up construction loans for investors are investment only. They are not for a primary or second home.
Tell me whether you plan to sell the finished property or keep it as a rental. I can review the construction plan and the intended exit together without mixing investor financing with residential programs.
What to send me
Start with the details you have. You do not need to guess at anything that has not been settled.
- The lot listing or address
- A survey or plot plan, if you have one
- The builder's name and written quote
- Your building timeline
- Whether the home will be your primary or second home
- What you know about access, water, septic and any land loan balance
Call or text me about the lot before you make an offer that depends on financing. You can also use my contact form. I will tell you what I need next and whether the construction path fits what you are trying to do.
Frequently asked questions
Can I get a loan to buy land in Maine?
Yes, when the lot and your plan to build fit a construction loan. I review the land, builder and finished home together. A standalone raw land loan is different and can be harder to find. If you are not building soon, I will tell you on the first call whether I can help or whether a local bank is a better place to look.
Can I buy land and build with one loan?
Yes. A one time close construction loan can cover an eligible lot purchase, construction and the permanent mortgage in one closing. I compare FHA, VA, USDA and conventional options for a primary home. For a second home, I review conventional construction financing.
How much do I need down for land and construction in Maine?
VA and USDA can allow no down payment for eligible buyers and eligible primary homes. FHA has a 3.5% minimum down payment for eligible buyers. Conventional requirements depend on your file, the property and whether it will be a primary or second home. Not everyone will qualify. I also review closing costs and any equity in land you already own.
Can land I already own count as my down payment?
Often, equity in land you own can count toward the down payment on a construction loan. I review the deed, any balance, when you acquired the land and the appraisal under the selected program. Not everyone will qualify.
Do I need a builder before I apply?
You can call or start an application before you choose a builder. To complete the construction loan review, I need an approved builder, plans, specifications and a written budget. The one time close programs I arrange do not let you act as your own builder.
Can I finance a camp lot or seasonal land?
I review each lot. Year round legal access and a permanent home matter. A seasonal road, limited water service or a lot that cannot support the proposed home can prevent mortgage financing. Send me the listing and your building plan before relying on a loan.
