Fix and Hold and BRRRR Loans

A fix and hold loan, sometimes called a BRRRR loan, funds the buy and rehab of a rental you plan to keep. When the work is done and it is rented, many investors refinance into a DSCR loan. I arrange both steps. Not everyone will qualify.

What is a fix and hold loan?

Short term investor financing for purchase and rehab when the exit is to rent, not flip.

What is a BRRRR loan?

Buy, rehab, rent, refinance, repeat. The bridge gets you through rehab. The refinance is often a DSCR loan based on the new rent.

Can I refinance into a DSCR loan after?

Yes, when the property and rent support it. Run the exit numbers on my DSCR calculator before you buy.

Where?

Investment property only in the states on my Licensing page for DSCR and investor loans.

Sometimes. Experience rules vary by program.

Is this for a primary home?

No. Investment and rental property only.
