What goes into the cost to build a house in Maine?

Your Maine build budget needs more than the builder's base contract. Account for the lot, survey and plans, site preparation, permits, foundation, utilities, well and septic where needed, the builder's complete scope, contingency, insurance, and closing costs. A one time close lender decides which documented, eligible costs can be included after reviewing the plans and proposed finished value.

Start with the land

Lot access, terrain, zoning, and utilities can change the scope before a builder starts.

Complete the contract

Separate what the builder includes from what you must arrange for site work, connections, permits, and finishes.

Leave room for changes

A documented contingency can help address approved changes or site surprises, subject to lender rules.

Lot, design, and permissions

Start with the lot purchase or existing land balance, title, survey, soil or site evaluation, design and engineering, and town permits. Check legal access, setbacks, zoning, driveway approvals, and whether the planned home can be built on that parcel.

An existing lot may contribute land value to the financing, but the lender decides how it is treated. Some expenses incurred before closing may not be reimbursable, so ask before paying for them.

Site work and rural Maine utilities

Budget clearing, grading, excavation, driveway, foundation, drainage, and any ledge or difficult soil work. In rural Maine, a well and septic design, installation, and testing may be essential; other lots need utility connection and power service.

Ask who owns each task in the contract. A factory or builder quote for the house itself might exclude work on the land, utility hookups, and final grading.

Builder work, contingency, and closing costs

The builder's agreement should detail materials, labor, delivery when relevant, installation, finishes, permits handled by the builder, schedule, and change order process. Also plan for inspections, insurance during the build, a realistic contingency, appraisal, title work, and closing costs.

A one time close lender reviews the entire proposed budget, completed home appraisal, and eligible costs. Approved funds are released in draws as work progresses; not every expense can be financed or paid at the same time. Ask me to check the builder's deposit schedule before you sign.

How to prepare a useful estimate

Collect the parcel information, plans or proposed model, site quotes, permits, utility plans, and a line item builder contract. A local builder and qualified site professionals can price the actual work; I can check how a lender might structure the eligible costs.
