Quick check
Do I qualify for a mortgage?
Seven quick questions, then I show you which program fits.
You may qualify if the property is in Maine or Florida for a primary or second home, or in one of my 37 DSCR states for an investment property. Answer the questions below and I'll point you to the program that fits your goal, credit and income.
What are you looking to do?
How this works
You pick your goal, state, property use and type, credit range, income type and timeline. Then you leave your name, email and phone so I can follow up. The result shows one or two programs that fit, with links to read more, and I'll call or text you within one business day. For investment properties, you can also run your numbers in the DSCR calculator.

Frequently asked questions
Do I qualify for a mortgage?
It depends on where the property is, how you'll use it, your credit, your income and your timeline. This quick check sorts those answers and points you to the program that fits, then I review your full scenario on a call. Not everyone will qualify.
What credit score do I need?
It depends on the program. FHA loans are built for lower scores, conventional loans usually want stronger credit, and DSCR loans look at the property's rent along with your credit. Tell me your range and I'll tell you which programs are realistic.
Can I get a DSCR loan in my state?
I arrange DSCR loans on investment property in 37 states. Rhode Island and California are not available. In Montana, DSCR loans are for LLC borrowers only, and in New Hampshire I arrange investment property loans only.
Is this a pre-approval?
No. This is not a pre-approval or a commitment to lend. It is a quick way to see which program fits before I look at your credit, income and the property.
This is not a pre-approval or a commitment to lend. Not everyone will qualify. Travis Penny, NMLS ID #1649161, Mortgage Broker with Vision Mortgage, LLC, NMLS #1286953. Equal Housing Opportunity.
