Fix and Flip Loans for Investors
A fix and flip loan is a short term business purpose loan that funds the purchase and rehab of a property you plan to sell. I arrange these for investors. Not everyone will qualify.
What is a fix and flip loan?
It covers purchase and renovation costs, usually paid out in draws as work is finished. You repay it when you sell or refinance.
Who is a fix and flip lender?
I am a mortgage broker. I shop your file with wholesale lenders that fund investor rehabs. Tell me the address, budget, timeline, and your experience.
What do I need?
Purchase contract or owned property details, rehab budget and scope, after repair value estimate, credit range, liquidity for down payment and reserves, and a clear exit plan to sell.
Where can I use it?
Investment property only. State availability follows my investor licensing. This is not a loan for a home you will live in.
Frequently asked questions
Can I get a fix and flip loan with little experience?
Some programs want a track record. Tell me your history and I will match a lender whose rules fit. Not everyone will qualify.
Does a fix and flip loan include rehab money?
Usually yes, paid in draws after inspections.
Can I live in the house while I renovate?
No. These are business purpose investor loans.
What happens when the rehab is done?
You sell, or refinance into a longer term loan if you decide to hold it.
