Yes. Michigan is on my DSCR list among the 37 states I cover for investment and rental loans, and licensing shows LLC vesting is not required there. You can hold title in your own name or an LLC. The file still has to be business purpose only, with documented rent covering the full payment.
DSCR stands for debt service coverage ratio. On a Michigan rental I divide the supported rent by the complete monthly obligation (principal, interest, taxes, insurance, and HOA dues if any). Taking title on a Michigan investment property
On my Licensing page, Michigan is listed with No for LLC vesting. The page also states the Michigan rule in plain English: DSCR loans on investment and rental properties, business purpose only. Holding title in your personal name works. Holding title in an LLC also works. Lender overlays can still prefer one path, so I confirm vesting on the specific file before we lock a strategy.
Michigan is not an LLC-required DSCR state. If you still want an entity, form a domestic LLC through Michigan LARA Corporations (MiBusiness Registry) and keep the deed name identical to the borrower name on the note. Shifting a rental you already own into an LLC typically means a fresh deed at the county register of deeds. Check with title or Michigan counsel first if tenants are already in place.
What keeps a Michigan DSCR loan on the business-purpose path
A DSCR loan in Michigan is investment and rental property only. It is not for a primary home or a second home. Primary and second-home loans stay in Maine and Florida for me.
Michigan statute carves that line around use of proceeds. MCL 445.1651a(r)(ii) excludes a loan whose proceeds are not used primarily for a personal, family, or household purpose from the Act's "mortgage loan" definition. Federal CFPB guidance treats credit to acquire, improve, or maintain rental property that is not owner-occupied as business purpose, and warns that expecting to occupy for more than 14 days in the coming year means the property cannot be treated as non-owner-occupied under that special rule.
Tell me the real occupancy plan up front. Partial-year stays, house-hacking one unit, or keeping a room for yourself can pull the file off the DSCR path.
Why Michigan shows up on investor maps
Michigan is a Midwest recovery and employment-center rental story, not a sunbelt tourism story. Friedman Real Estate's Metro Detroit mid-year 2026 multifamily report describes stable demand with high home prices keeping more households renting, and points to Ann Arbor, Southfield, Macomb, and Downtown Detroit as concentration points for absorption and development. That report also notes H1 2026 net absorption outpaced new deliveries. Colliers' West Michigan multifamily report (Q2 2026) cites stable occupancy and names Grand Rapids, Lakeshore, and Northwest Michigan as stronger-performing submarkets.

What I need to review a Michigan rental
Send what you already have in the deal file:
- Street address and unit count
- Current lease, or the rent you plan to list
- County tax bill or parcel printout
- A landlord insurance quote (not a primary-home quote)
- Vesting plan: personal name, or a Michigan LLC already filed
- A clear statement that you will not live in the property

Does a Michigan DSCR loan have to close in an LLC?
No. Licensing lists Michigan as **No** for LLC vesting required. Personal name and LLC closings are both available. Either way the collateral has to be a true investment or rental used for business purpose, not a residence you occupy.
Can an out-of-state investor buy a Michigan rental with a DSCR loan?

Is a Michigan DSCR loan for a primary home or second home?

What if I will stay in the Michigan rental part of the year?
Part-year occupancy can knock the file out of non-owner-occupied business-purpose treatment. CFPB commentary treats credit used to acquire, improve, or maintain a rental that is not owner-occupied as business purpose, and says expecting more than 14 days of occupancy in the coming year blocks that non-owner-occupied special rule. MCL 445.1651a(r)(ii) likewise focuses on whether proceeds are primarily for a personal, family, or household purpose. Share the real calendar plan early.
What property types do Michigan investors usually bring on a DSCR file?
Most Michigan DSCR conversations I see involve long-term 1 to 4 unit rentals around Detroit metro, Grand Rapids, Ann Arbor, Lansing, and nearby job corridors.
