DSCR Loan Michigan Guide: How Investors Qualify on Rent, Not Income

By Travis Penny, mortgage broker ·

What is a DSCR loan?

DSCR stands for debt service coverage ratio. It is a loan for investment and rental property that qualifies on the property's cash flow instead of your personal income.

With a traditional mortgage, an underwriter reads your tax returns, pay stubs and W2s, then figures out how much debt you can carry. Self employed investors and people who write off a lot of expenses often look weaker on paper than they really are. A DSCR loan sidesteps that. The question becomes simple: does this building pay for itself?

Credit, reserves and the property itself still matter. What drops out is the personal income paperwork.

How DSCR works in plain English

The ratio is the monthly rent divided by the full monthly payment. That payment is usually called PITIA:

  • Principal
  • Interest
  • Taxes
  • Insurance
  • Association dues, if there are any

If the rent equals the payment, the ratio is 1.00. Above 1.00, the rent more than covers the payment. Below 1.00, the rent falls short, and some programs can still work with a larger down payment or more reserves. Requirements vary by program.

A simple worked example

These numbers are round and illustrative only. They are not a quote, a rate or a real Michigan property.

  • Monthly rent: $2,000
  • Monthly PITIA: $1,600
  • DSCR: $2,000 divided by $1,600 = 1.25

A ratio of 1.25 means the rent covers the payment with room to spare. Now change one number. If the insurance quote comes in higher and the PITIA rises to $2,100, the ratio drops to about 0.95. Same house, same rent, different answer. That is why I always want a real tax figure and a real landlord insurance quote on the actual address.

You can run your own numbers in my DSCR calculator before you write an offer.

Where the rent number comes from

On a purchase, rent usually comes from the appraiser's market rent estimate, or from an existing lease if the property is already rented. On a refinance, a current signed lease typically carries the most weight. Either way, the rent has to be documented, not a hopeful guess.

Can you get a DSCR loan in Michigan with an LLC?

Yes. Michigan does not require an LLC for a DSCR loan, so you can close in your personal name or in an LLC. Many investors like an LLC for organization and liability planning, and that works fine. If you go the LLC route, the name on the deed should match the borrower on the loan, and the lender will review the entity documents.

Talk to your attorney or tax advisor about which structure fits you. My job is to make sure the financing matches the structure you choose. For more on entity files, read how DSCR loans work in an LLC.

Business purpose only

A DSCR loan is for investment and rental property only. It is not for a home you live in, and it is not for a second home. If you plan to stay in the property for part of the year, or live in one unit of a duplex, tell me up front, because that can take the file off the DSCR path. I arrange DSCR loans on investment rentals only, in Michigan and every other state.

What property types qualify?

DSCR programs are built around residential rentals. Common Michigan scenarios include:

  • Single family rentals. The most common DSCR file.
  • 2 to 4 unit properties. Duplexes, triplexes and fourplexes, qualified on the combined rent.
  • Condos and townhomes. Eligibility depends on the building and the program.
  • Short term rentals. A vacation or short stay rental can qualify using prior rental history, or for a property without a track record, a short term rental income report such as AirDNA. Local short term rental rules matter, so check the city before you buy.

Larger buildings are a separate conversation. If you are looking at 5 to 9 units, including short term rentals, see my page on DSCR loans for small multifamily.

Michigan markets investors look at

Michigan offers a wide mix of rental markets, and each one has its own personality. These are general observations, not predictions, and every deal comes down to the specific address.

  • Detroit and metro Detroit. A large, varied metro with everything from older single family homes to small multifamily buildings. Neighborhood by neighborhood differences are big, so property condition and the real insurance quote deserve close attention.
  • Grand Rapids. A West Michigan hub with a diverse local economy that draws investors looking for long term rentals.
  • Lansing. The state capital, with government, university and health care employers that support rental demand.
  • Ann Arbor. A university town where student and professional renters shape the market. Prices tend to be higher, so the ratio math needs care.

Older housing stock is common across the state. Roofs, furnaces and wiring can affect the insurance quote, and Michigan winters make heating costs and property condition worth a close look. Property taxes also vary from one city and township to the next, so pull the actual tax figure for the address rather than relying on a listing.

What to have ready

To review a Michigan rental, send me what you have:

  • The property address and unit count
  • A current lease, or the rent you expect to charge
  • The tax bill or parcel information
  • A landlord insurance quote
  • Your vesting plan: your own name or an LLC
  • Confirmation that you will not live in the property

With those, I can run the coverage on real figures and tell you which programs fit the deal. No approval is guaranteed, and every file is subject to credit and underwriting review.

FAQ

Do you need tax returns for a DSCR loan in Michigan?

No. A DSCR loan in Michigan qualifies on the property's rent compared to its monthly payment, not on your personal income. Tax returns and W2s are not used to qualify the income. Credit, reserves and the property are still reviewed.

What is a good DSCR ratio?

A ratio of 1.00 means the rent equals the full monthly payment. Above 1.00 means the rent covers the payment with room left over. Some programs can work below 1.00 with a larger down payment or more reserves. Requirements vary by program.

Can I get a Michigan DSCR loan in an LLC?

Yes. Michigan does not require an LLC for a DSCR loan, so you can close in your personal name or in an LLC. If you use an LLC, the name on the deed should match the borrower on the loan.

Can a short term rental qualify for a DSCR loan in Michigan?

Yes, in many cases. A short term rental can qualify using its prior rental history, or with a short term rental income report such as AirDNA if it has no history yet. Local rules on short term rentals still apply.

Can I live in a property financed with a DSCR loan?

No. A DSCR loan is business purpose only, for investment and rental property. It cannot be used for a primary home or a second home, including living in one unit of a 2 to 4 unit property.

Can out of state investors get a DSCR loan in Michigan?

Yes. Where you live does not decide the loan. The Michigan property's rent, its monthly payment and its status as a true rental do. I arrange DSCR loans on investment properties in 38 states, and Michigan is one of them.
