DSCR Loan Florida Requirements: What I Check Before You Make an Offer

A Florida DSCR loan qualifies on the property's rent compared with the full payment: principal, interest, taxes, insurance and any association dues. On top of that I review credit, reserves, the down payment, the appraisal, and the condo or local rental rules. It is for investment property only. In Florida, the item that changes the answer most often is insurance.

I arrange DSCR loans in Florida and 36 other states. My full state guide is on my DSCR loan Florida page. This post is the short checklist.

1. Rent that covers the payment

The ratio is rent divided by the full monthly payment. Rent can come from a signed lease or the appraiser's market rent, and for short term rentals from a rental history or a projection, depending on the program. Try your numbers in my DSCR calculator.

2. A real Florida insurance quote

Wind, flood exposure, roof age and wind mitigation all move the premium, and the premium sits inside the payment. Get a quote on the exact address before you trust a coverage ratio. A listing estimate is not enough.

3. Condo and HOA rules

Condos and townhomes can work. I check rental caps, minimum lease terms, dues, reserves and any special assessment first. Non warrantable condos and condotels are program by program.

4. Local short term rental rules

If the plan is a vacation rental, the city and county rules matter as much as the lender's. If short term rental use is not allowed at the address, the loan may have to qualify on long term rent instead. See my short term rental loans page.

5. Appraisal

A full appraisal with a market rent schedule is part of almost every DSCR file. I explain why in does a DSCR loan require an appraisal.

6. Credit, reserves and down payment

Credit and reserves are reviewed file by file. Down payment depends on the property and the program, and stronger files generally need less. Not everyone will qualify. There are no tax returns, W2s or paystubs on the income side, because the property's rent does the qualifying.

7. How you take title

You can close in your personal name or in an LLC. My DSCR loan for an LLC page covers what the lender asks for on the company.

Can I live in it?

No. A DSCR loan is for investment property only. If you want a Florida primary or second home, start at my Florida home loans page instead.

Before you make an offer

Send me the address, the expected rent and an insurance quote if you have one. I'll tell you quickly if the rent covers the loan. You can also read the tradeoffs in Florida DSCR loan pros and cons.

FAQ

What are the requirements for a DSCR loan in Florida?
Rent that covers the full payment including insurance and dues, a full appraisal, acceptable credit and reserves, a down payment that fits the program, and a property that meets condo and local rental rules. Investment property only.
Do I need tax returns for a Florida DSCR loan?
No. The property's rent qualifies the loan, so personal tax returns, W2s and paystubs are not used for income.
How does Florida insurance affect a DSCR loan?
The premium is part of the monthly payment, so a high wind or flood quote lowers the coverage ratio. Get a quote on the exact address before you count on the numbers.
Can I get a DSCR loan on a Florida condo?
Often, yes. I check the association's rental rules, dues, reserves and any special assessment first. Non warrantable condos and condotels are reviewed program by program.
Can I use Airbnb income for a Florida DSCR loan?
Depending on the program, short term rental income can come from a 12 month history or a projection. Local rules must allow short term rental use at the address.
Can I close a Florida DSCR loan in an LLC?
Yes. You can close in an LLC or in your personal name.
Can I live in a property bought with a DSCR loan?
No. DSCR loans are for investment property only. For a Florida primary or second home, I use other loan programs.
