A Florida DSCR loan can help clients buy an investment rental by reviewing documented rent against the full property payment instead of relying on personal tax returns. The tradeoff is that insurance, association rules, credit, and reserves still matter, so I check the property before recommending a path.
What works well for Florida investors
The property is the starting point. I compare rent with principal, interest, taxes, insurance, and association dues. That gives us a clearer view than looking at the advertised rent alone.
A client living in Maine can still consider a Florida rental. The property must be an investment, not a primary home. I work with clients in both states and check the property and intended use.
Eligible long term rentals and some short term rentals can be considered. For a short term plan, I first check the condo or HOA rules, rental restrictions, and what income documentation the program accepts.
Where the drawbacks show up
Florida insurance can change the coverage calculation substantially. Roof condition, flood exposure, and the actual insurance quote matter more than a listing estimate.
Condos need an additional association review. Rental caps, dues, assessments, and building information can affect whether the property fits. Even a strong rent figure cannot override a restriction on the intended use.
Credit and reserves are still reviewed. The DSCR calculation does not mean every rental or every client qualifies. I would rather find out what is missing before you make an offer.
