A Free Homebuying Session for Healthcare Professionals
Whether you are a new graduate nurse, a resident, or a physician starting a new position, buying a home may be closer than you think. I offer a free, no obligation session by phone or Zoom to walk through your situation and your options. It takes about 30 minutes, and there is no application and no credit check.
What we will cover
- How lenders look at student loans, including deferred and income driven payments
- How shift differentials, overtime, moonlighting, and contract or 1099 income are documented
- The loan programs built for healthcare professionals, and how they compare with conventional, FHA, and VA loans
- What a realistic monthly budget looks like, including property taxes, homeowners insurance, and HOA dues
- The steps from preapproval to closing, and how long each one takes
- Timing a purchase around a residency match, a new contract, or a relocation between Maine and Florida
