Maine DSCR HELOC: Pull Equity From Your Maine Rental and Keep Your First Mortgage
Who arranges DSCR HELOCs on Maine rentals?
I do. I'm Travis Penny, Senior Mortgage Broker, NMLS 1649161, with Vision Mortgage (NMLS 1286953), and I work out of Portland. A Maine DSCR HELOC is a second-lien line of credit on a Maine rental that is approved by looking at what the property rents for, not at your pay stubs or tax returns. The mortgage you already have stays in first position, untouched. It is for investment and business purpose only, never for a home you or your family live in. DSCR financing is available in 38 states, and Maine is my home market.

How these guidelines play out on a Maine rental
- The 70% CLTV cap. Add your current first-mortgage balance to the line you want. Together they typically have to fit under 70% of what the appraiser says the rental is worth. Not everyone will qualify. Illustrative math only, not an offer: a Biddeford duplex appraised at $500,000 caps total debt at $350,000. With $220,000 owed, the line tops out near $130,000 before credit, rent and underwriting are applied.
- Rent coverage. Underwriting tests the rent against a fully amortizing payment on the whole line, plus the first mortgage, property taxes, insurance and any association dues. In Maine, heating costs the landlord pays and a reassessment from your town can tighten that math, so bring your latest tax bill.
- Seasonal and short-term rentals. A signed lease is required on every property. A camp or coastal cottage rented week to week usually won't fit unless it carries a lease. Talk to me before you assume it qualifies.
- Multi-family. Many Maine investors own 2 to 4 unit buildings in Portland, Lewiston-Auburn, Bangor or Biddeford-Saco. They qualify, with no more than one unit vacant at application.
- Draw at closing. Most of the line funds when you close, per the table above. That suits a planned use like the down payment on your next Maine property or a renovation, more than a rainy-day line.
- Ownership time. A rental bought or refinanced recently typically has to wait out the seasoning period shown in the table.
Maine DSCR HELOC or a cash-out DSCR refinance?
If your current first mortgage is one you'd hate to give up, the line lets you leave it in place and add money behind it. A cash-out DSCR refinance trades the old first mortgage for a bigger new one, which can make sense when the existing loan is small, close to paid off, or on terms you'd rather replace. I'll lay both out side by side for your property.
Is it your Maine home, not a rental?
This program never covers a primary or second home. For the house you live in, see my Maine HELOC page instead.
Check the numbers first
Run the rent and the full payment through my DSCR calculator, then start your application. Send the property address, your first-mortgage balance, the monthly rent from the lease, and what you want the money for.
Estimates only. Your actual line depends on the appraisal, your credit, the rent and underwriting.

Maine DSCR HELOC FAQs
Can I keep the low-rate first mortgage on my Maine rental?
Yes. The line records behind it, and your existing loan's rate, balance and payment don't change.
Does a Portland 3-unit qualify?
2 to 4 unit properties are eligible. The combined rent has to cover the full housing payment at the program's minimum ratio, and no more than one unit can sit vacant.
Can I use it on my seasonal camp or a summer cottage I rent out?
Only if it's an investment property with a lease in place. If you use it yourself, it's a second home and not eligible here.
Can the rental be in my LLC?
Yes. LLC vesting is allowed on investment property. Bring your articles and operating agreement.
Do you need my tax returns?
No personal income documents are required. You do need to meet the credit score minimum in the table, plus a lease and an appraisal.
I bought the building this spring. Can I apply now?
Not until the seasoning period since the purchase or your last refinance has passed.
What can I use the money for?
Business purposes like buying another rental, renovating a unit or paying down higher-cost business debt.
What about New Hampshire or Florida rentals?
The same program covers rentals in both. See DSCR HELOC in Florida and the full DSCR HELOC page.
