Hybrid appraisals and the new appraisal form: what changes for your loan in 2026

A hybrid appraisal splits the job in two. A trained data collector visits and measures the home, and a licensed appraiser sets the value from that data. It is offered on some conventional loans for one unit homes, and it is not used on two to four unit homes, manufactured homes or construction to permanent loans.

On November 2, 2026, every appraisal on a loan sold to Fannie Mae or Freddie Mac has to use a new format called UAD 3.6. It is the biggest change to the appraisal report in more than a decade. Most buyers will never read the form itself, but the change affects who shows up at the house and what gets documented, and I want my clients to understand it before the appraisal is ordered.

What is actually changing

The old appraisal form was built for paper and left a lot of room for interpretation. The new one is data driven. It asks for more detail on each property, more consistent measurements, and more structured photos. That structure is a big part of why hybrid appraisals are becoming more common.

What a hybrid appraisal is

In a traditional appraisal, the appraiser drives to the house, walks it, measures it, takes the photos, and then goes back to the office to write the report. A hybrid appraisal splits that job in two. A trained property data collector does the visit. That person is vetted and follows a set checklist: every room measured, a floor plan drawn, every required photo taken. The licensed appraiser then does the analysis and sets the value from the office using that data. The appraiser is still fully responsible for the value. The only difference is who stood in your kitchen with the tape measure.

When you are under contract with a closing date, timing matters.

When a hybrid is allowed

Under Fannie Mae's current guide, a hybrid can be used on a purchase or a refinance, including cash out, on a primary home, a second home or an investment property. The property has to be an existing one unit home, which includes condos and PUD units. The automated underwriting system decides whether your loan is offered one. You don't pick it and I don't pick it.

When you still get a full appraisal

This is where Maine and Florida buyers need to pay attention. A hybrid is not allowed on a two to four unit home, a manufactured home, a co op, a construction to permanent loan, or a renovation loan. It is also out if the loan is manually underwritten. So if you are buying a triplex in Lewiston, a manufactured home on your own land, or building with a one time close loan, plan on a traditional appraisal. Rural Maine homes on big acreage, unusual lake properties and anything hard to compare usually go the traditional route too, because the appraiser needs to see it.

What this means for you

If you are buying a regular single family home or a condo with a conventional loan, your appraisal may be more consistent over the next year. If your property is one of the exceptions above, nothing about your timeline changes, and I build the closing date around a full appraisal from the start.

Either way, the new form asks for more detail, so the prep that always helped still helps. Make sure the house is accessible. Have the basement, attic and every room open. Have a list of updates with dates ready, like the roof, heating system, windows or a septic replacement. Anything the data collector or appraiser can see and document is value you don't leave on the table.

Is a hybrid appraisal less accurate?
It is not designed to be. A licensed appraiser still sets the value, and the checklist the data collector follows is stricter than what many traditional visits capture.
Can I ask for a hybrid appraisal?
No. The automated underwriting system offers it when the loan and the property qualify.
Do FHA and VA loans use hybrid appraisals?

Will the November 2026 change delay my closing?
It should not. Appraisers have been able to use the new format since January 2026, so most have already switched.
