Closing table with pen and house keys after a mortgage review

Last updated October 14, 2026

If your buyer's financing fell through before closing, send me the file. I'm Travis Penny, a mortgage broker in Maine and Florida, and I work with many lenders, including my non-QM loans. A late denial often comes from one lender's extra rules, an appraisal problem, or a credit change. Another lender may see the same file differently. Sometimes the answer is still no, and I'll tell you that just as fast.

What I need from you

  • The denial reason, in writing if you have it.
  • The purchase contract and the closing date.
  • The appraisal, if one came back.
  • The buyer's contact info so I can talk to them directly.

What happens next

I review the file the same day when I can and tell you plainly whether I see a path, what it needs, and how long it would take. If it can't close by the contract date, I'll say so, so you can talk extensions with the other side early.
