Quick answer: I finance primary homes, second homes and beach condos in the York County coastal towns, including Kittery, York, Ogunquit, Wells, Kennebunk, Kennebunkport and Old Orchard Beach. A second home has to be a single unit you use yourself and do not rent out. On the coast I look early at the flood zone and insurance, the condo project if it is a condo, and whether the price puts you into jumbo territory. All loans are subject to credit, income, property and program guidelines. Not everyone will qualify.

Buying on the southern Maine coast
Kennebunkport real estate, York Maine real estate and Ogunquit real estate draw buyers from all over New England and beyond. Some are moving here full time. Many are buying a summer place they will use themselves. Others want a beach condo in Old Orchard Beach. Each of those is a different loan, and the coast adds a few questions inland homes never raise.
I'm Travis Penny, a Maine and Florida mortgage broker, and I'm not tied to one bank. I compare multiple lenders for your loan and then stay with it myself, start to finish. Maine is home, and coastal files are a regular part of my work here.
The towns, from the New Hampshire line north
These are public geography facts that shape the loan file.
Kittery. Maine's oldest town, across the Piscataqua River from Portsmouth, New Hampshire, and home to the Portsmouth Naval Shipyard. Kittery Point and Gerrish Island bring waterfront homes with flood zone questions. Buyers who work at the shipyard and qualify for VA can look at VA for a primary home.
York. York Village, York Harbor, York Beach and Cape Neddick each feel different. Long Sands and Short Sands beaches sit near the Nubble Light. Homes range from year round neighborhoods to seasonal cottages close to the water.
Ogunquit. A small coastal town known for Perkins Cove, the Marginal Way and Ogunquit Beach. Condos and older cottages are common, and many buildings were built for summer use.
Wells. Several miles of sandy beach, including Drakes Island and Wells Beach, plus inland neighborhoods west of Route 1. Beach homes and inland homes are very different files here.
Kennebunk and Kennebunkport. Two towns split by the Kennebunk River, with Dock Square on the Kennebunkport side and Cape Porpoise and Goose Rocks Beach farther along. Kennebunk Maine real estate includes the beach neighborhoods and a busy inland town center. Prices here often reach jumbo levels.
Old Orchard Beach. A long sandy beach with the pier, and many condo buildings close to the sand. Old Orchard Beach condos for sale are a big part of the market, which makes condo project review the first thing I check.
Just north, Saco and Biddeford have their own coastal neighborhoods. See my Saco and Biddeford pages. Cape Elizabeth and Falmouth in Cumberland County get the same coastal review, and farther up the coast my Midcoast Maine and Mount Desert Island second home loans pages cover those areas.
Second home rules on the coast
If you keep your primary home and use the beach house yourself part of the year, it can be a second home loan. It has to be a single unit, you have to use it yourself, and it cannot be run as a rental or managed by a rental company that controls who stays there. Rental income cannot be used to qualify. Conventional second home guidelines generally start at 10% down on a one unit home. That is a general guideline and not everyone will qualify. My vacation home loans page covers the occupancy rules in more detail.
Beach condos and condo project review
A condo loan depends on the building as much as on you. Lenders review the condo association: its budget and reserves, insurance, how many units are owner occupied, any litigation, and whether the building runs like a hotel with a rental desk. Some beach buildings are seasonal and close in winter, and some are mostly short term rentals. Those things can make a project non warrantable, which narrows the loan options.
Before you make an offer on a condo, send me the building name and unit number so I can start on the project questions. If the project does not fit standard guidelines, my non warrantable condo loans page explains the other routes.
Oceanfront property, flood zones and insurance
Oceanfront property in Maine and homes near the beach often sit in a FEMA flood zone. If the home is in a special flood hazard area, the lender will require flood insurance, and the premium can change what you can afford. Get a flood insurance quote on the exact address before you count on the numbers.
Maine's shoreland zoning rules also apply near the ocean, generally within 250 feet of the high water line. Older cottages built closer to the water than today's setbacks allow can still be financed when the appraisal accounts for it, but past additions, decks and seawalls should have gone through the town. Oceanfront appraisals also rely on recent sales of similar waterfront homes, which can be few.
Jumbo loans for higher priced coastal homes
Many homes in Kennebunkport, York and Ogunquit sell above the conforming loan limit. Those need a jumbo loan, which usually means a closer look at reserves, income documents and the appraisal. My Maine jumbo loans page covers how I review a jumbo file for a primary or second home.
Out of state buyers
Plenty of southern Maine coast buyers live in Massachusetts, New Hampshire, New York or farther away. That is fine. What matters is that the home is in Maine and you will live in it or use it yourself. We can do almost everything by phone, text and email, and closing remotely is routine.
Using a HELOC on your current home
If your primary home is in Maine or Florida, a HELOC on your Maine home or my Florida HELOC page can cover a down payment or a cash purchase on the coast. I'll run it both ways: a mortgage on the beach house versus borrowing against your house. If you need to buy before you sell, my Maine bridge loans page compares the options.
Buying to rent it out
If the plan is to rent the place most weeks, it is an investment property, not a second home. Investors can start with my DSCR investor loans or short term rental loans pages. Several coastal towns have their own short term rental rules, so check with the town before you count on rental income.
What to send me before you make an offer
- The listing link or address
- Whether it will be your primary home, a second home or a rental
- For a condo, the building name, unit number and association contact
- The flood zone if the listing shows it, and any insurance quote
- The price range, so I know if we are in jumbo territory
- Where you live now, and whether a HELOC on that home might be part of the plan
If a listing is getting attention, I can move fast and get you a preapproval letter so your offer is taken seriously. I started in 2004 and I'm still here. Call or text me at (207) 615-7770, email travis@travis.mortgage, or use my contact page.
Frequently asked questions
Can you finance a second home in Kennebunkport, York or Ogunquit?
Yes. A second home has to be a single unit that you use yourself part of the year and do not rent out. Conventional second home guidelines generally start at 10% down on a one unit home. That is a general guideline and not everyone will qualify.
Can I rent out my beach house when I'm not using it?
A second home has to be for your own use and cannot be run as a rental. If renting is the main plan, it is an investment property, and a DSCR loan is usually the better fit. Check the town's short term rental rules too.
What should I know before buying an Old Orchard Beach condo?
The building matters as much as you do. Lenders review the association's budget, reserves, insurance, owner occupancy and whether it runs like a hotel. Send me the building name and unit number before you make an offer.
Do I need flood insurance for oceanfront property in Maine?
If the home is in a FEMA special flood hazard area, the lender will require flood insurance. Get a quote on the exact address early, because the premium affects what you can afford.
What if the coastal home is over the conforming loan limit?
Then it needs a jumbo loan. Jumbo files usually need more reserves and a closer look at income and the appraisal. I compare jumbo options for primary and second homes in Maine.
I live in Massachusetts. Can you finance a home on the Maine coast for me?
Yes. The home needs to be in Maine and you need to live in it or use it yourself. We can work by phone, text and email, and closing remotely is routine.
Can I use a HELOC to buy a beach house in Maine?
Yes, if your primary home is in Maine or Florida and has enough equity. The line sits on your house, not the beach house, and I'll compare it with a mortgage on the new place. Not everyone will qualify.
