Quick answer: I help people finance a lake house they plan to enjoy themselves, anywhere from Standish and Raymond on Sebago Lake up through Naples and Bridgton to Fryeburg, Lovell and Waterford. In this part of Maine the loan usually turns on the house and the road more than on you: whether it is heated for winter, how the road gets plowed, what the flood map shows, and whether there are enough lake sales for the appraisal. I sort those out with you before a purchase agreement is signed. Every loan depends on your credit, income, the property and the program's guidelines. Not everyone will qualify.

Sebago Lake, Standish and Raymond
Sebago Lake is the deepest lake in Maine and the second largest after Moosehead, about twelve miles from end to end. It is also the public water supply for Greater Portland, which is why the water district keeps boats and swimmers back from its intakes off Standish. Standish holds the south shore, with the Saco River running along its western edge at Steep Falls. Raymond sits on the north side around Jordan Bay, with Raymond Cape reaching out into the lake and Crescent Lake and Panther Pond a short drive inland.
Thomas Pond is a smaller lake on the line between Casco and Raymond, just off Route 302. It drains into Sebago through Dingley Brook, though a dam means you cannot take a boat from one to the other. Frye Island, out in the middle of Sebago, is its own seasonal town that you reach by car ferry. If you are buying on the Windham side of the lake, see my Windham home loans page.
Naples, the Songo River and Long Lake
Naples is where the chain of lakes comes together. Route 302 crosses the Naples causeway between Long Lake and Brandy Pond, and the Songo River winds from Brandy Pond down to Sebago. On that river is Songo Lock, built in 1830 for the old Cumberland and Oxford Canal. It is the last lock left from the canal, and boaters still pass through it every summer. Sebago Lake State Park sits along the river mouth between Naples and Casco.
Long Lake runs about eleven miles north from Naples to Harrison, with Bridgton along its western shore. Because Long Lake, Brandy Pond and Sebago connect by water, a house in any of these towns can come with a long boat ride's worth of lake out the front door.
Bridgton: Highland Lake, Moose Pond and Pleasant Mountain
Bridgton is the hub of the region. Main Street is Route 302, lined with shops and older homes. Highland Lake begins at the edge of downtown and stretches north toward Sweden, and Stevens Brook carries its water through the village to Long Lake. West of town, Route 302 crosses Moose Pond on a causeway at the foot of Pleasant Mountain, the oldest ski area in Maine. It went by Shawnee Peak for years and took its original name back in 2022. A Bridgton house can be a summer lake place and a winter ski place at once, which is part of why so many buyers look here. My Maine ski home and condo loans page covers the ski side.
Fryeburg, Lovell and Waterford
Fryeburg sits beside the Saco River at the New Hampshire line. It is home to Fryeburg Academy and to the Fryeburg Fair, the largest agricultural fair in Maine, held the first week of October. North of there, Lovell wraps around Kezar Lake, where the White Mountains rise across the water to the west. Waterford is quieter still, with the old village of Waterford Flat on Keoka Lake and Bear Pond just down the road.
I'm Travis Penny, a Maine and Florida licensed mortgage broker. Instead of working for a single bank, I compare multiple lenders on each file, and you deal with me directly from the first question to the closing table. I started in 2004 and I'm still here.
Your own use, or mostly rented?
The first question is how the house will be used, because that picks the loan. A second home loan fits a one unit house your household will actually spend time in for part of the year. Renting it some weeks when you are home is usually fine. What does not fit is a house where a rental pool or management company decides when you get to stay.
Expected rent on a second home generally does not help you qualify, so the numbers need to work on your own income. If the real plan is to book the house to vacationers most of the summer and depend on that money, I would structure it as an investment purchase instead. That takes more down, and the rent can count toward qualifying, depending on the program. DSCR is one way to go, and it is only for investment property; I offer DSCR in 38 states. Read more on my DSCR investor loans page. Look up the town's short term rental rules before you count on any of it.
Lake roads and winter access
Around these lakes, plenty of houses sit at the end of a camp road shared by a dozen owners. Homes on a road that is maintained and plowed through the winter generally finance like any other home. The lender will want to know who maintains the road and who covers the plow bill, so ask the seller early for any road association papers or maintenance agreement. Homes on a seasonal road, homes you reach only by boat, and homes on Frye Island, where the ferry stops for the winter, are harder to finance and depend on the lender and the appraisal. Call me with the address and I'll check it.
Three season camps
A lot of the older places on Long Lake and Highland Lake were built as summer camps. Standard mortgage guidelines look for a house that is livable twelve months a year, with real heat, working utilities and winter access, so a camp that is truly three season is a hard fit for a standard loan. Well water, lake water, septic and the shoreland rules all matter too, and rather than repeat it here, I cover all of that on my camp and lake house financing guide.
Flood maps by the rivers
Low ground along the Saco River in Fryeburg, or near the Songo River, is worth a look on the flood map before you offer. When a property lands in a FEMA special flood hazard area, flood insurance becomes a lender requirement, and that bill becomes part of your monthly cost. Price a policy on that specific address before you commit.
Lake frontage and the appraisal
Two houses on the same lake can be worlds apart in value because of frontage, the slope down to the water, and which way they face. When a smaller lake like Thomas Pond or Keoka Lake only sees a few sales a year, the appraiser often has to borrow sales from other lakes nearby. That can add time to the schedule. It rarely kills a loan, and I build it into the timeline from the start.
Tearing down or building new
Some buyers here are really buying a lot with an old camp on it. With a conventional Maine one time close construction loan, the land, the build and the long term mortgage all close together, once. Conventional versions can be used for a home you will live in, a second home, or a rental investment, though attached condos are excluded. The VA version is limited to a house that will be your main residence. Planning to buy a lot now and build in a few years? Start with land loans in Maine.
Borrowing against the house you live in
When your main home is in Maine or Florida, its equity can help buy the lake place. A line of credit (Maine HELOC or Florida HELOC) or a lump sum home equity loan can supply the down payment, and on a small camp it might pay for all of it. I will run that side by side with a mortgage on the lake house so you can see both.
Once you have owned the lake house for a while, certain second mortgage programs may let you borrow against it too. Not everyone will qualify.
Buying from out of state
Lots of Bridgton, Naples and Lovell buyers are from out of state, and that is no problem. We can handle the whole loan over the phone, by text and through email. The house itself has to be in Maine for me to finance it. I'm licensed in Maine and Florida, not New Hampshire, so a place just over the line in New Hampshire is one I can't take on. For the bigger picture on second homes, read my vacation home financing guide.
Send me these to start
- The listing link or the address
- Your plan for it: personal use, personal use plus some rental weeks, or mostly rented
- The road: town road, private camp road with an association, or seasonal
- How the house is heated and whether the water runs in winter
- Your down payment and its source
- Your latest pay stubs and tax returns, or if you work for yourself, a few lines on how you get paid
With that in hand I will match you to the right loan and point out anything that could slow the appraisal. You can also contact me about a specific house.
Frequently asked questions
Will a lender give me a second home mortgage on a lake house in Bridgton or Naples?
In most cases. A one unit house for your own use, heated for winter, on a maintained road, with an appraisal that backs up the price, usually fits a conventional second home loan. We go over the property together before your offer is locked in.
Can I finance a house on Sebago Lake in Standish or Raymond?
Generally, yes. A year round house on a maintained road generally finances like any other Maine home. The questions that come up most are the private road, the heat, the septic and the flood map, and I check those early.
Can I finance a cottage on Frye Island?
Frye Island is a seasonal town reached by car ferry, and the ferry stops for the winter. That makes these homes harder to finance, and the answer depends on the lender and the appraisal. Send me the address and I'll look into it.
Can I rent my Long Lake or Kezar Lake house some weeks?
Renting a few weeks while you are away is generally allowed on a second home loan. The catch is that you have to use it too, and no rental pool or management contract can control your stays. If the house will be rented most of the season, it belongs in an investment property loan.
Is a three season camp on Highland Lake hard to finance?
It can be. Standard guidelines look for a house that works in January, with heat, working utilities and winter access. Send me the listing first and I'll give you a straight answer on whether it can work before you spend money on an inspection.
Do I need flood insurance on a home near the Saco River in Fryeburg?
Generally only when the property falls inside a FEMA special flood hazard area; in that case it is a lender requirement. Check the flood map and price a policy for that address, since the premium changes your monthly cost.
Why can an appraisal on Thomas Pond or Keoka Lake take longer?
Smaller lakes have fewer sales each year, so the appraiser may need to use sales from nearby lakes. It can add time, and it seldom stops a loan.
Can I use a HELOC on my primary home to buy in Lovell or Waterford?
If the house you live in is in Maine or Florida and carries enough equity, yes. A line of credit or lump sum equity loan against it can fund your down payment, or even buy a modest camp outright. Not everyone will qualify.
