DSCR Loans in Tennessee: How Rental Investors Qualify on the Property's Rent
By Travis Penny, mortgage broker ·

Travis Penny arranges DSCR loans on investment and rental properties in Tennessee, where the loan qualifies mainly on the property's rent instead of your tax returns. If the rent covers the monthly payment, taxes, insurance and any HOA, you have a real file. DSCR loans are for investment or rental property only, never a home you live in.
I started in 2004 and I'm still here. Most of the Tennessee calls I get come from investors who already own rentals somewhere else and want to add doors in a market where the numbers still work. The question is almost always the same: can I qualify without handing over two years of tax returns? With a DSCR loan, usually yes.
How the math works
DSCR stands for debt service coverage ratio. Take the monthly rent, divide it by the full monthly payment (principal, interest, taxes, insurance, HOA). A result of 1.0 means the rent covers the payment. Above 1.0 is stronger. Some programs will go below 1.0 with more down. Run your own numbers on the DSCR calculator before you write an offer.
What property types fit
- Single family rentals
- 2 to 4 unit properties
- Warrantable condos and townhomes used as rentals
- Some programs allow short-term rentals, with the rent figure based on market data
All of it must be investment or rental property. If you plan to live in it, even part of the year, a DSCR loan is the wrong tool.
Down payment and LTV
On a purchase, many DSCR programs go up to 80% loan to value, which means 20% down. Cash-out refinances typically top out lower. Not everyone will qualify. Credit, reserves, the rent figure and the property itself all move that number.
Owning in an LLC
A lot of my Tennessee investors close in an LLC. Many DSCR programs allow it, with a personal guarantee. Set up the LLC before you apply so the paperwork lines up from day one.
What I need to quote you
- Address or target area and property type
- Expected rent, or the current lease
- Purchase price or estimated value
- Rough credit range and how much you plan to put down

FAQ
- Do I need Tennessee tax returns or W-2s for a DSCR loan?
- Usually no. The property's rent does most of the qualifying. Expect a credit check, bank statements for down payment and reserves, and an appraisal with a rent schedule.
- Can I buy a Tennessee rental from out of state with a DSCR loan?
- Yes. Most of my Tennessee investors live somewhere else. You need a property manager or a solid plan to run it, and the lender will look at your reserves.
- Can I use a DSCR loan for a home I'll live in part of the year?
- No. DSCR is for investment and rental property only. If you'll live in it, we'd look at a different loan, and I do primary and second home loans in Maine and Florida only.
- Can I close a Tennessee DSCR loan in my LLC?
- Many DSCR programs allow it, usually with a personal guarantee. Have the LLC set up before you apply so the paperwork matches from the start.
- What if the rent doesn't fully cover the payment?
- Some programs will go below 1.0 with more down. Run the numbers on the calculator first, then text me and we'll see what fits. Not everyone will qualify.
- Can I use a DSCR loan on a Tennessee short-term rental?
- Some programs allow it, with the rent based on market data instead of a long-term lease. It still has to be an investment property, not a place you use yourself.
