No Seasoning Cash Out Refinance After a BRRRR Rehab

A no seasoning cash out refinance lets you refinance a rehabbed rental into a DSCR loan as soon as the work is done, instead of waiting the 6 to 12 months many programs require. For BRRRR investors, that wait is usually the slowest part of the whole plan, because your cash sits in the house until the refinance closes.
I can now broker this with no seasoning on the cash out refinance. It is for investment property only, in the 37 states where I arrange DSCR loans. This guide covers the refinance end of the deal. For the full program, from the purchase and rehab bridge through the refinance, see my BRRRR loans page.
Where seasoning slows down BRRRR
BRRRR stands for buy, rehab, rent, refinance, repeat. Most investors run into the same wall at step four. Plenty of refinance programs want you to own the property for 6 to 12 months before they will lend on the new value. Your cash sits in the house the whole time. The financing I describe here is built to remove that wait.
How each step works
Buy. Short term bridge financing covers the purchase of the investment property. Payments during the bridge are interest only, which keeps your carrying cost lower while the work gets done.
Rehab. Up to 100% of the rehab budget can be financed, paid out in draws as the work is completed. Not everyone will qualify; your experience, the scope of work and the numbers on the property all matter.
Rent. You do not need a tenant in place to refinance. A 1007 rent appraisal, the appraiser's market rent schedule, sets the rent the DSCR loan uses. That is how a vacant property can refinance into a DSCR loan.
Refinance. There is no seasoning requirement. Once the rehab is complete, you can do a cash out refinance into a DSCR loan instead of waiting out the typical 6 to 12 months.
Repeat. The cash that comes back out goes toward the next property.
No seasoning cash out refinance: what changes
Seasoning is how long you have owned a property before a lender will use its current value. With a long seasoning rule, a finished rehab still gets valued like the house you bought, or you wait. With no seasoning, the cash out refinance after rehab can be based on the finished property as soon as the work is done and the appraisal supports it.
That shortens how long your money is tied up in each deal. It does not change the math. The appraisal still has to come in, and the rent still has to support the new payment.
Can a vacant property get a DSCR loan?
Yes. A DSCR loan qualifies on the property's rent compared with its full payment, and on a vacant property that rent comes from the 1007 market rent schedule in the appraisal. You do not need a signed lease first. I still suggest you know your local rents cold before you buy, because the appraiser's number is the one that counts.
How the DSCR is figured
I take the rent and divide it by the full monthly payment on the property: principal, interest, property taxes, insurance and any association dues. That ratio is the debt service coverage ratio. Run your after rehab rent and expected payment through my DSCR calculator before you make an offer, not after the rehab is finished.
Plan the exit before you buy
A BRRRR deal is won or lost on the plan, so I look at these up front:
- After repair value. What similar finished homes nearby have sold for.
- Rent. What similar finished rentals nearby actually rent for.
- The rehab budget and timeline. A realistic scope, a contractor, and how the draws will work.
- Reserves. Money for surprises during the rehab and for the first months of the rental.
- The refinance numbers. The DSCR loan amount the finished property should support at its expected value and rent.
If those pieces do not work on paper, I will tell you before you sign a contract.
What I need to review a BRRRR deal
The property address and purchase price, your rehab budget and scope, your expected after repair value and rent with a few comparables, your experience with past projects if you have any, and whether you plan to buy in your own name or an LLC. Approval is based on the property and the plan, not on pay stubs, W2s or tax returns, and there is no debt to income ratio test.
BRRRR vs fix and flip vs fix and hold
A fix and flip loan is built to sell when the work is done. A fix and hold loan is built to keep the property as a rental. BRRRR is fix and hold with the refinance planned in from the start, so you recycle your cash and keep going. If you are still deciding which one fits, my fix and hold and BRRRR guide breaks it down in a few minutes.
If you are buying a home to live in and need to buy before you sell, that is a different kind of bridge. See my Maine bridge loans or Florida bridge loans for those. BRRRR financing is for investment property only.
Where this works and how to hold title
The bridge and the DSCR refinance are available in the 37 states where I arrange DSCR loans. In Montana the loan closes in an LLC. Everywhere else you can close in an LLC or your personal name. My DSCR LLC guide covers what an LLC loan needs.

Next step
Run the finished numbers on my DSCR calculator, then start your DSCR application or text me the address at (207) 615-7770. I started in 2004 and I'm still here, and I would rather look at a deal before you buy it than after.

FAQ
- Can I do a cash out refinance before 6 months of ownership?
- Yes. The BRRRR financing I arrange has no seasoning requirement, so once the rehab is complete you can do a cash out refinance into a DSCR loan instead of waiting the typical 6 to 12 months. The appraisal still has to support the new value.
- Can I refinance a vacant property into a DSCR loan?
- Yes. A 1007 rent appraisal, the appraiser's market rent schedule, sets the rent the DSCR loan uses, so you can refinance with or without a tenant in place.
- How much of the rehab can be financed?
- Up to 100% of the rehab budget can be financed, paid out in draws as the work is done. Not everyone will qualify.
- Do I need an LLC for a BRRRR loan?
- Not in most states. In Montana the loan closes in an LLC. In the other states where I arrange DSCR loans you can close in an LLC or your personal name.
- Is BRRRR only for experienced investors?
- No, but experience helps. A first rehab with a realistic budget, a solid contractor and reserves can work. I review the plan before you buy.
- Can I use BRRRR financing on a primary or second home?
- No. It is for investment property only. Primary and second homes are available in Maine and Florida through my residential programs.
