If you want the program details in one place, start with my non warrantable condo loans page. Here's how it works and who it fits.
What makes a condo non warrantable?
Low reserves, too many investor owned units, one owner holding a lot of units, commercial space, pending litigation, short term rental use or deferred repairs. The issue is the building, not you.
Can investors buy one?
Yes. A DSCR loan can finance a non warrantable condo as a rental in 37 states, qualifying on the rent.
Can I live in one?
Yes, in Maine and Florida. I finance primary and second home non warrantable condos there.
What should I do before an offer?
Send me the condo name first. I'll check the building and tell you if and how it can be financed.
Where to go from here
My non warrantable condo loans page has the full rundown, and the qualify quiz tells you in two minutes if it's worth a call.
