DSCR Loan Example: How a Jacksonville Duplex Can Qualify on Rent

What does this DSCR example look like?
Here's an example of how this can work. It's a hypothetical, built from the questions Maine investors bring me most often, and it isn't any one client's story.
Picture an investor in Bangor with a steady salaried job and three rentals already running. A tidy duplex in Jacksonville comes up, two bedrooms and one bath on each side, well kept, with separate meters. My Florida DSCR loan page covers the program in full. Why can conventional financing stop fitting a growing portfolio?
Conventional loans qualify you on debt to income, or DTI. That's your monthly debt payments divided by your gross monthly income, and each program sets a limit.
Every mortgage you already carry counts toward that ratio. Conventional guidelines also have firm rules for counting rental income, and they lean on tax returns and a documented history. Newer rentals may not have that history yet, so even a strong salary can run out of room.
That isn't a problem with the investor or the deal. It's simply the edge of what one loan product was built to do.
How does a DSCR loan look at the same deal?

DSCR stands for debt service coverage ratio. A DSCR loan skips the pay stubs and tax returns and asks one plain question. Does the property's rent cover its full monthly payment?
That payment means principal, interest, property taxes, insurance, and any association dues. If the rent covers it with room to spare, the property carries itself, and the investor's DTI isn't part of the conversation. Credit, cash reserves, and the property itself still matter.
On a two unit building, the appraiser's report does double duty. The standard form for two to four unit homes includes a rent schedule, where the appraiser estimates market rent for each unit. That estimate helps confirm the ratio.
Can you buy in an LLC from another state?
Often, yes. Many DSCR programs allow closing in an LLC, and the rules vary by state and program. If you're weighing your own name against a company's, my DSCR loans in an LLC page walks through it state by state.
A Maine LLC buying in Florida has one extra step. Florida law says an out of state LLC can't transact business there until it gets a certificate of authority. Lenders typically ask for a short list of documents.

Having all five in hand before you make an offer keeps the file moving. Pull them together when you set up the company, and you won't have to hunt for them later.
What steps does a DSCR purchase usually follow?
The order is steady from deal to deal. Here is how it typically runs.
- Run the rent against the full payment before you make an offer
- Get a preapproval, then submit the offer
- Sign the application and order the appraisal with its rent schedule
- Shop homeowners insurance early, since it's part of the payment
- Reach clear to close and review the final numbers
- Sign, which in Florida can happen by remote online notarization
One detail surprises people. Federal Truth in Lending rules treat a loan to buy a rental the owner won't live in as business credit. So the consumer three day Closing Disclosure wait doesn't apply, though many lenders still send one so you can review every number.
What should you plan for before you buy?
A DSCR loan makes the qualifying simpler, not the landlord work. Plan for turnover between tenants, routine repairs, and the time it takes to place good tenants. When a rental is a long drive from home, consider a local property manager from day one.
Lenders also look at your cash reserves after closing. Reserves show the property can ride through a slow month, and they strengthen the file. I'll tell you what a given program expects before you commit to a deal.
Insurance deserves early attention too. It's part of the full payment, so a quote that comes in higher than expected changes the ratio. Getting quotes in the first week keeps surprises off the closing table.
What can a portfolio builder take from this example?
The pattern I see work for clients is simple. Buy the first one or two rentals with conventional financing while your DTI still has room. Then move to DSCR for the next ones, close in your LLC, and qualify on the property's cash flow.
If conventional financing has stopped fitting, you likely don't have a deal problem. You have a loan product problem, and that's a much easier thing to fix.
