Start with the property and rental use

Tell me whether the property is a long term rental, short term rental, or condo. A projected booking total is not the same as a signed lease or an accepted market rent assessment. I check what documentation fits the intended use.

For condos, review association rental rules and dues early. Even when a program accepts the property type, the building may restrict the use you have planned.

Compare the complete payment

The coverage test compares rent with principal, interest, taxes, insurance, and association dues. In Florida, a property specific insurance quote is important. Roof condition and flood exposure can materially change the number used in that comparison.
