This is one of the biggest reasons investors use them to build a rental portfolio. A conventional investment loan counts your total financed properties. Fannie Mae and Freddie Mac guidelines generally stop you at ten financed properties. A DSCR loan does not follow those rules. A DSCR loan qualifies on the property itself, so each deal stands on its own. That means you can keep adding rentals as long as each one meets the lender's terms. Each rental also has to cash flow the way it needs to. What is a DSCR loan and why does it help investors scale? A DSCR loan is a Debt Service Coverage Ratio loan. Investors build a portfolio by financing one property at a time. Then they spread loans across lenders as the count grows. The process repeats with each deal. Confirm the ratio. Check the expected rent against the total payment so the property covers itself. Line up reserves. Set aside the cash reserves the lender wants for this deal and your existing ones. Match the lender. As a broker, I shop the file to a wholesale lender whose guidelines fit that property and your current count. Close and repeat. Once it funds, you start the same steps on the next property.
