Pros and cons of asset depletion mortgages

The main advantage is that an eligible client may not have to rely solely on regular paychecks to demonstrate qualifying income. This can be useful during retirement or a transition in how someone earns. The tradeoff is that account eligibility, access and the share of assets counted vary by program. Some assets may not count as expected, and the remaining assets and reserves still matter.

Pros and cons of traditional income documentation

A traditional income path may be more straightforward when returns or pay records clearly document qualifying earnings. It may not tell the full story for someone with substantial assets and irregular income. I compare the paperwork each path requires rather than assuming one will be easier or preferable.

I start with the property and the records you already have. If documented earnings support a conventional path, I review it before considering another approach. If paychecks or returns do not reflect your financial position, I examine the eligible assets and compare the program requirements.
